[DeTomaso] NPC Dehumidifiers

The cause is most likely a result of Dave living in the Pacific Northwest, with an average 70%+ humidity and dew points in the upper 40's / low 50's!

A fully sealed building encourages condensation with temperature swings, if it were me, I'd want to add some level of ventilation flow through with the incoming makeup air running through a dehumidifier, rather than using a static dehumidifier.
